How'd you land these? Was it from previous work on other state buildings? Did you locate possible jobs looking for white roofs on Google Earth?

In a nutshell here's how we got them… Last fall we did a smaller state building. We've kept in contact with that facilities manager and followed up several times. Eventually we began to ask him about his counterparts at other state buildings and for a letter of recommendation. He graciously prepared us a list of other building managers With whom we marketed And developed relationships. As luck would have it a few properties came up for bid and we were invited to submit. It was a lot easier to submit a winning bid and find out the managers wants and needs since we have been working on developing a relationship with them for the past 3 to 4 months.
The commercial game is played differently than the residential world. The name of the game here is follow-up follow-up follow-up… And build a relationship. We've dropped off goodies such as coffee cups, pens, and… We've talked about Florida State football, grandkids, fishing… We've also recommended qualified competitors who they should also solicit bids from. Basically we've tried to give him all the tools possible to make informed decision and avoid an open public bid situation.
